Ashman Architects
  • What does an architect do?
An Architect does much more than draw plans – we use a wealth of experience to design bespoke and considered spaces to enhance the human experience and create sustainable buildings in respect of the planet. We also manage the full design process — from concept to planning permission applications, through to technical detailing, Building Control sign off and construction coordination. At Ashman Architects, our focus is on delivering beautifully designed, sustainable buildings that respond to site, climate, and their particular user.
  • What types of projects do Ashman Architects work on?
We specialise in sustainable residential and rural architecture projects — from house extensions and building conversions to bespoke, luxury new builds and strategic master planning. Our clients are often self-builders, landowners, or estate managers seeking thoughtful, sustainable design with long-term value. Based in Peterborough and serving across the UK, we help you navigate planning, optimise space, and realise the full potential of your site — whether it’s within the city, in a protected village or out in the countryside.
  • Do I need planning permission for my project?
That’s one of the first things we assess – often the answer is yes. From listed farm conversions to countryside retreats, we have extensive experience navigating the UK planning system — including working with local authorities, conservation officers, and private estate boards. We advise early on what permissions are required, then guide you through the process with clarity and confidence. Our Viability Assessments often uncover untapped planning opportunities, helping clients move forward with greater certainty and ambition. We’re well-versed in a wide range of planning routes — including Class Q and Class R applications, Listed Building Consent, Passivhaus-aligned proposals, Pre-Applications, Full Planning, Permitted Development, and Discharge of Conditions.
  • What’s the difference between an Architect and an Architectural Designer?
In the UK, the title Architect is protected by law. Only professionals registered with the Architects Registration Board (ARB) can use the title, ensuring a high standard of education, training, and accountability. An Architectural Designer may offer services but is not legally held to the same professional standards or insurance requirements. Choosing a RIBA & ARB accredited Architect ensures you're working with someone qualified, experienced, and committed to ethical practice.
  • How do I choose the right architect?
You’re not just hiring a designer — you’re choosing a long-term collaborator. We believe the best client–architect relationships are built on trust, transparency, and shared vision. Clients often choose Ashman Architects because we’re both personable and thorough. We don’t just deliver plans — we help unlock the full potential of your project, whether that’s a new home that elevates daily life or a legacy estate project that adds generational value. If that resonates with you, we might just be the right fit.
  • How do architects add value to building projects?
Great architecture goes beyond aesthetics — it adds real, lasting value. At Ashman Architects, we bring together creativity, technical skill, and strategic thinking to unlock the full potential of your project. We add value by: Highlighting Considerations– through detailed Viability Assessments, we identify planning gains, underutilised assets, or potential uplift in land value. Testing opportunities Designing with purpose – our architecture isn’t just beautiful; it’s built for performance, sustainability, and longevity. This translates into better user experiences, lower running costs, and higher long-term value. Crafting for place – we design buildings that feel rooted and meaningful, whether it’s a bespoke family home or a destination experience on a historic estate. These are projects that resonate, not just occupy land. Most importantly, we consider the last 10% — the thoughtful detail that turns something good into something truly exceptional. That’s where lasting value lives.
  • How much do architectural services cost?
We approach each project with fresh eyes, so our fee structure is always aligned to the scope and complexity of the work. Typically, we offer a phased, fixed-fee model - starting with a feasibility study or viability assessment. This gives clients clarity up front, avoids hidden surprises later, and reflects the considered, thorough approach we’re known for. For larger or evolving projects, we may agree to a percentage-based model tied to construction costs. To assist initial budgeting, we often provide a % fee breakdown based on of construction cost – across the entire project this typically works out as 8% for a large project up to 12% for a small build. Our goal is to deliver long-term value and quality — not just drawings, but buildings that are beautifully crafted, viable, and deeply rooted in place.
  • How do you ensure the project stays on budget?
Good design and good budgeting go hand in hand. From the outset, we engage in open conversations about your priorities, ambitions, and budget — and we shape the design around what will deliver the best value for you. Our Viability Assessments are a key part of this: they unearth what’s possible on the site and help define a realistic framework for both design and cost. As the project develops, we collaborate with quantity surveyors, builders, and consultants to test and refine the budget, making sure you’re always in control. We believe in creative constraint — using the budget as a design driver, not a limitation — and our attention to detail throughout ensures there are no surprises down the line.
  • How long does a project take from design to build?
Project timelines vary based on size, site constraints, and planning. A typical private home might take 12–18 months from start to completion. Larger estate or development projects can run longer, depending on complexity and phasing. We take pride in being both creative and structured — mapping out timelines clearly and updating clients regularly. Our experience allows us to anticipate hurdles and keep things moving, while still giving the design and construction process the time it needs to produce something truly exceptional.
  • What is the process of working with Ashman Architects?
It begins with listening. Whether you’re planning a private home, a holiday let development or an estate-wide strategy, we begin by understanding your goals and the character of the site. From there, we move through key stages: Feasibility & viability – unearthing site potential and key constraints. Concept design – collaborative, creative exploration grounded in your brief. Detailed design & permissions – bringing the vision into sharp focus, managing approvals and technical requirements. Construction – we stay engaged throughout, ensuring what’s built matches the care we put into the design. Every project is unique, but what’s constant is our commitment to quality, communication, and attention to the final 10%.
  • What are the RIBA Stages of Work?
The RIBA Plan of Work outlines 8 key stages of an architectural project in the UK: Stage 0 – Strategic Definition Stage 1 – Preparation and Brief Stage 2 – Concept Design Stage 3 – Spatial Coordination Stage 4 – Technical Design Stage 5 – Construction Stage 6 – Handover Stage 7 – Use & Aftercare We typically deliver projects from Stage 0 to 5, ensuring a seamless experience from first ideas to finished buildings.
  • Can Ashman Architects manage the entire project?
We don’t offer contractor-side project management, but we lead and coordinate the full design process from RIBA Stage 0 through Stage 5. This includes: Planning and permissions Technical development Tender coordination Site visits during construction We collaborate with your builder and consultants to ensure your project is built as intended.
  • How do I write a brief for my architect?
A good brief outlines your aspirations, lifestyle needs, must-haves, financial investment, and timeline. It doesn’t need to be perfect — we’ll help refine it with you. Focus on: How you live What matters most to you Style preferences and sustainability goals Your brief becomes the foundation for a creative, client-centred design process.

Simply reach out for an initial conversation. You don’t need drawings or a detailed plan — just an idea of what you want to achieve. We’ll help you explore what’s possible, discuss the process, and suggest next steps. Contact us to begin your design journey.
