Nocton Wood House – Commercial Estate Office Conversion, Lincolnshire

Working with an existing estate owner’s farmhouse, our team secured planning to convert the large dwelling from residential use into the main Estate Offices for our Client. Given the challenge of a cross programme of users, allowing for working farm hands, office-based staff, produce buyers and executive visitors to use the building, the building layout was designed to allow for both a practical working environment and formal hosting.


An atrium was opened up through the centre of the building to enable light to penetrate into the deep floor plan and allow clear and panoramic views over the countryside to the south. This space also performs as a tool to separate the different users of the building. A communal kitchen and dining area bridge between the formal entrance atrium, executive offices, and board room through to the main staff offices to create practical separation between the different working environments. Both the central visitor arrival space and dining area look out over the open gardens to the south and provide the space to host events, especially around harvest and Christmas.
